During the 3rd quarter of last year, when the residential real estate market started falling apart, I made the prediction (well, it was more of a guarantee) that the commercial real estate sector will collapse. This was not a popular viewpoint at the time, but to me it was a foregone conclusion. See

Well, fast forward a little over a year and I have one of my astute payring subscribers point out the following to me:

"When you started you analysis of the CRE market, you had a rough list of short candidates you released in Jan 08. I took the list and selected the stocks that had a share price above or near 20 and plugged in yesterday's prices.  Guess what, check the table below!!!"

commercial rents are softening

Great post. If you look at the jobless rate and trends in hiring you can always see the direct impact on real estate. Today, we have that as well as the credit issues and assets that were purchased for aggressive prices a couple of years ago.

I hope this may help- behind GGP I see the following having a ton of debt due in one year or less SPG CBL SLG MAC DDR - all of these REIT's broke down on big vol thurs and friday. Good luck I have size in CBL short but they all look good here. Reggie do you have any insight into FRT?

What about O?

What about Realty Income Corp (Symbol: O)? I found this stock yesterday. A REIT. It owns a lot of retail space, supposedly with very high occupancy rate, with long term leases. They bought a bunch of properties in 2007, which is probably not a good thing. They have a debt/equity ratio of 0.96. It has not been impacted by he downturn which puzzles me. I would imagine this stock would suffer considerably in the coming months. Does anybody has an opinion on this one? Reggie?

Hi Reggie

I know you are busy but I can speak for several of my fellow subscribers that we would love to see a post that talks about your overall view of the next 6-18 months in the market. Do you believe that the Dow/S&P will fall another 10-15% do you think this will be a worse bear market % wise than 2001-02? What do you think the removal of the short selling ban will do this week?

I have been on the sidelines in cash as all the govt action in the marketplace shook me out of many shorts(wish it hadnt as I left lots on the table) thought hindsight is 20/20.

On a side note I was on a call with JC Flowers on friday and he was very clear that his "best case" was a brutal recession (his exact words) and he said none of us could see the tighting credit coming so quickly. I mentioned to my friend.....he should have had Reggie on his team :-)

Your view of the next 6-18 months in the market. What type of reccession do you believe is the most probable? and the possible Severety of it, say compared to the eighties real estate bust?
